Addition & Dormer Contractor

A New Jersey addition contractor who gets you through zoning before you fall in love with a plan

Newpro Construction is a design-build general contractor specializing in home additions and dormers for New Jersey homeowners. We handle the entire arc — feasibility, architectural drawings, zoning and variance applications, foundations, framing, roof tie-ins, MEP, and every interior finish — with one project manager coordinating the architect, the engineer, the township, and every trade on site.

Additions live and die on two things most homeowners never hear about until it is too late: what your lot legally allows, and how the new roof meets the old one. Setbacks, lot coverage, and height limits decide the size of your addition before a single line is drawn — so we pull your property card and check zoning at the walkthrough, not after you have paid for drawings.

Whether you need a 12-foot family-room bump-out, a primary suite over the garage, a shed dormer to make an attic livable, or a full second story, you get a written scope and a fixed price before we open the roof — plus a weather plan for every day the house is exposed.

Addition cost

What does a home addition cost in New Jersey?

Cost is driven by three things: square footage, whether the addition needs a new foundation, and how much of the existing house has to be reinforced. These are the ranges we see across our service area — your written estimate replaces them with real numbers.

Scope of work
Typical range

Shed or doghouse dormer

Attic headroom, windows, insulation, and finished interior space.

$180k – $300k

Second story addition

Full level added, structural reinforcement below, new roof and stair.

$300k+

Ranges reflect recent Newpro projects in northern New Jersey and are for planning only. Architectural and engineering fees, and any variance application, are quoted separately.

Timeline

How long does an addition take?

Most additions run four to eight months from first call to final inspection, and only part of that is construction. Here is where the time actually goes.

Weeks 1–6

Design & engineering

Zoning review, schematic layouts, then stamped architectural and structural drawings.

Weeks 6–14

Permits & approvals

Township plan review, plus zoning board hearings if the plan needs a variance.

Weeks 1–4 on site

Foundation & framing

Excavation, footings, foundation or slab, then floor and wall framing.

Weeks 4–8 on site

Roof, windows & tie-in

Roof framed and shingled, house opened and joined, windows and siding installed — dried in.

Weeks 8–18 on site

MEP, finishes & final

Rough-ins and inspections, insulation, drywall, floors, trim, paint, then township final.

Common questions

Additions & dormers FAQ

Bump-outs typically run $70,000 to $140,000, primary suite additions $180,000 to $300,000, and full second stories $300,000 and up. A dormer that makes an attic livable is usually the least expensive way to add real space, starting near $45,000.
Four to eight months. Design and engineering take four to six weeks, township permits another four to eight, and construction two to four months depending on size. A variance hearing adds two to three months.
Only if the plan breaks a zoning rule — setback, lot coverage, or height. We check your property card and the ordinance at the walkthrough, and we design within the rules whenever possible to avoid a hearing.
Usually yes. A shed dormer uses the footprint and foundation you already have, so you pay for framing, windows, insulation, and finishes rather than excavation and foundation work.
Most families do. Additions are built outside the existing walls and only tied in near the end — we stage that opening, tarp nightly, and keep dust barriers up at the connection point.
Yes. We coordinate the architectural drawings and the structural engineering as part of the project, or we will build from drawings you already have.
That is the goal on every project — matching roof pitch, siding, trim profiles, and window lines so the new space reads as original, not bolted on.
A call and an on-site walkthrough. We confirm what zoning allows before you spend a dollar on design.
